Moving Out To ensure that your move out goes as smoothly as possible please take note of the following prior to your move out date.
Let us know in writing 30 days before the end of your lease that you will be moving out.
Per your lease you are responsible to have the carpets professionally cleaned and the property maid serviced by your departure.
On move-out day please drop your keys off at our office, including your mail box keys, gate keys and garage door openers.
Forwarding address are needed return your security deposit.
We will only accept (1) address for all residents for security deposits. One check will be made payable to all residents.
Breaking A Lease If you have a reason for wanting to break your lease prior to the original lease expiration date we have procedures in place that will serve as guidelines to help facilitate this transition. The following are the only options available:

Once an acceptable resident has executed a lease contract we will figure all of our costs of reletting the property and refund to you any overpayment. All residents must first sign the Sub-lease Procedures and Release of Security Deposit Claim then pay the $200.00 per resident administrative fee up front by cashiers check or money order.

Option 2: Sub-leasing and Replacement of Resident. - Residents may sublease and or facilitate the replacement of a resident with prior written consent by an Ely Properties property manager. Residents must first sign our Sublease Procedures and pay the $200.00 per resident administrative fee up front by cashiers check or money order. It is the residents responsibility to find a replacement resident, not the management. However, resident may retain an agent to assist them in finding a replacement resident. Resident must first sign a Sublease Listing Agreement with the agent and must have already paid the administrative fee and signed the Sublease Procedures. Once a prospective applicant is found, the applicant must fill out an application, sign the application agreement and pay an application fee. If the applicant is approved, we will then help you (sublessor) and the applicant (sublessee) fill out the required paperwork to complete the sublease transaction. We will not be responsible for the make ready, re-keying of locks, refund of sublessor security deposit, or any other requests made by sublessee prior, during or after the transition is completed. This is solely between the sublessor and sublessee only.

Air Conditioning - A properly performing air conditioning unit will cool the air about 20° below the air it is taking in. In order to maintain a comfortable temperature in your home, never turn your a/c off. Leave the thermostat on about 80° when you are away from home. This will allow your system to cool your home quickly, and it actually saves money. Many residents will turn their system off when away from home during the day. When they arrive home the temperature can be well above 90° and it may take all night to cool down, even though the system is working properly. Another way to keep your system working properly is to replace the A/C filter monthly. This will allow your system to breath easier and will help cool your house faster. New filters can be purchased for about $1 at most grocery stores. The correct size can be found on the current filter, or call our office to inquire about size.
